Privacy Policy

What we ask you for, why we ask for it, and who else sees it — stated plainly, before you are asked for anything.

Last updated: September 4, 2026

Who we are

This website is operated by Million Realty LLC, doing business as MILLION (“MILLION”, “we”, “us”, “our”), a licensed Florida real estate broker. MILLION is the controller of the information collected here and is responsible for how it is handled.

MILLION is not the developer of The Residences at Mandarin Oriental, Miami. We are the developer’s authorized commercial partner: a brokerage engaged to present the residences to prospective purchasers and to bring qualified buyers to the project’s sales team. This is not the developer’s website, and MILLION does not speak for or represent the developer or The Residences at Mandarin Oriental, Miami brand. That relationship is the reason your information travels the way this policy describes: when you register here, you are asking to be attended in connection with a specific project, and we hand your request to the people who can attend it.

The Residences at Mandarin Oriental, Miami is developed by Swire Properties Inc.; the legal entity that is the Developer is identified in the offering documents. The developer, its affiliates and its own sales organization publish their own privacy notices, which govern what they do with information once it reaches them. We encourage you to read them.

What we collect

Information you give us at registration

How you enter depends on the link you followed. Some of our links, including those in our advertising, open the site with registration first; there, giving us the details below is a condition of seeing the residences. Otherwise registration is optional: you can close it and keep exploring without giving us anything, and it will not open by itself again for 24 hours. To complete a registration you must tick the box about calls described under Your mobile number and text messages; it is the only box about calls or texts in the registration, and we send you marketing texts only if you tick the optional box in the form on the contact page or at the end of some pages. The box asking us to email you prices is optional and never ticked for you. The registration form asks, in three steps:

  • Your name, your mobile number and the country of that number.
  • A four-digit verification code that we send to that mobile number by text message, which you enter to confirm the number is yours.
  • Whether you are a buyer or a broker; your email address; and, if you are a broker, your real estate license number. We also ask when you are looking to purchase.

Your registration is created as soon as you complete the first step.

Information you give us in a form

If you write to us from the contact page or from the short form at the end of some pages, we collect your name, email address, telephone number and country. If you registered earlier in the same browser tab, these forms arrive filled in with what you gave us (see Storage we use ourselves), and you can change anything before sending.

Information collected automatically

  • Standard log data your browser sends: IP address, browser type and version, the pages you visit, the date and time, and time spent on a page.
  • Marketing attribution stored in a first-party cookie named “_mkt_attr”, which lasts 90 days, set only as described under Cookies and advertising: the campaign parameters in the link you arrived through (utm_source, utm_medium, utm_campaign, utm_term, utm_content), advertising click identifiers (gclid, gbraid, wbraid, fbclid), the page you landed on, the referring address and the time of arrival. It tells us which advertisement or link brought you here; it carries no name, email or telephone number.
  • Cookies and similar technologies used by our analytics and advertising providers, described under Cookies and advertising.

How we use it

  • To verify that the mobile number you gave us is yours, to check that the email address you gave us can receive mail, and to protect the site from automated and fraudulent submissions.
  • To answer your enquiry and to have one of our agents contact you about the residences, by telephone, text message or email.
  • To pass your request to the project’s sales organization so that it can be attended — see Who we share it with.
  • To send you prices, availability and project updates, when you have asked us to.
  • To understand which campaigns and pages bring genuine interest, and to measure and improve this site.
  • To keep records required of a licensed Florida brokerage and to comply with the law.

We do not make automated decisions about you that produce legal or similarly significant effects.

Your mobile number and text messages

Your mobile number is used for two things. First, to send you the one-time verification code that completes your registration; that code is delivered through a messaging provider acting on our behalf. Second, if you have consented, to contact you about the residences.

If you provide your mobile number and consent to receive text messages, you expressly agree to receive marketing and informational text messages from Million Realty LLC d/b/a MILLION, including property updates and follow-up communications. Message frequency may vary. Message and data rates may apply. You can reply STOP to opt out at any time. For customer care or messaging support, reply HELP to any message or contact us at info@millionluxury.com. Consent is not a condition of purchase.

No mobile information will be shared with third parties or affiliates for their own marketing or promotional purposes. Text messaging originator opt-in data and consent are excluded from every category of sharing described in this policy and will not be shared with any third party.

SMS Terms

Program: MILLION Property Updates, sent by Million Realty LLC d/b/a MILLION, a licensed Florida real estate broker. Verification codes are sent only when you request one. Marketing texts about The Residences at Mandarin Oriental, Miami and other properties are sent only if you checked the optional box about calls and texts in the form on the contact page or at the end of some pages; registration has a single box, about calls, which you must tick to register. Msg frequency varies. Msg & data rates may apply. Reply STOP to opt out at any time; we will send one confirmation text. You may also opt out by any other reasonable means, such as emailing info@millionluxury.com. Reply HELP, or email info@millionluxury.com, for help. Consent is not a condition of any purchase; you can ask about any residence without it by emailing info@millionluxury.com. We do not sell, rent or share your mobile number or your consent with third parties or affiliates for their marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third party. This consent covers calls and texts from Million Realty LLC d/b/a MILLION only; if the developer of The Residences at Mandarin Oriental, Miami wishes to call or text you, it must obtain your consent on its own account.

When you register or send us a message through this site, we share your name, email address, the role and preferences you told us, and where your enquiry came from with the developer of The Residences at Mandarin Oriental, Miami, its affiliates and the sales organization responsible for the project, so that your request can be attended. We do not share your mobile number or your call and text consent with them; a MILLION agent coordinates any call or visit with you. The developer uses what we share under its own privacy notice. If you would rather we did not pass your enquiry on, tell us — when you register or at any time afterwards — by writing to info@millionluxury.com. We will not pass on anything we have not already passed.

Your email address and the check we run on it

At the third step of registration, when you type your email address, we check that it corresponds to a mailbox that exists before you continue. That check is made through a provider acting on our behalf: we hand it the address, it answers, and we either let you through or ask you for a different address.

What we hand over is the address and nothing else. Your name does not travel with it, your telephone number does not travel with it, and neither does the network address from which you are writing.

What comes back is narrower than it sounds, and we would rather be exact than flattering about it. It tells us whether mail sent to that address would arrive. It does not tell us that the mailbox is yours. The code we text you does confirm that the mobile number is yours; this check does nothing of the kind, and we never describe your address as verified on the strength of it.

The reason we run it is ours. An enquiry that carries an address reaching no one is an enquiry no agent can answer, so the check is there for the quality of what we collect — not as a protection we are performing for you. We would rather state that than dress it up.

You are stopped only when the answer is certain that no mailbox exists at that address, and then we simply ask you for another one. A full mailbox, a domain that accepts everything sent to it, a provider that is slow or unreachable, or our own limit on how many of these we run in a day — every one of those lets you through. Your registration was created at the first step, before any of this, so a stop here costs you a correction and never your place.

The answer is kept with your registration, encrypted alongside the rest of your contact details, and it is not part of what we pass to the developer’s sales team. Nothing about this check is written to your device or read from it, so it is not one of the cookie matters described below.

Who we share it with

We do not sell your personal information for money, and we do not rent or trade it. When this site is connected to our Google account, we use advertising and analytics tools that pass site usage information to Google; under some state privacy laws that counts as “sharing” for targeted advertising, so we describe it as what it is and tell you how to opt out under Cookies and advertising. When this site is connected to our Meta advertising account, our server may also send Meta details of your enquiry, some of them hashed, to measure our advertising, as described below. Beyond that, we share your information only as described in this section.

The developer and the project’s sales team

Service providers who work for us

We use companies that provide services on our behalf: message delivery for the verification code, checking that an email address can receive mail, hosting and infrastructure, customer relationship and lead management software, email delivery, and analytics. They receive only what they need to perform that work, are bound to use it for no other purpose, and may not disclose it.

Advertising and analytics providers

When this site is connected to our Google account, Google receives site usage information through the cookies and tags described below, so that we can measure our campaigns. What it receives is described under Cookies and advertising.

Meta advertising measurement

When this site is connected to our Meta (Facebook, Instagram) advertising account, our server may send Meta a record of your registration or message, so that we can measure which of our advertising brings enquiries. That record holds your telephone number and, if you gave it, your email address, both in hashed form (a one-way code that Meta uses to match them with its own accounts); the click identifier Meta added to the link that brought you here, if it carried one; your IP address and your browser’s user agent; and the page of this site you arrived on and the time. Later, with the same hashed details, we may tell Meta how our team classified your enquiry (for example, as a qualified buyer). Meta uses what it receives under its own terms and privacy policy. If your telephone number, or the country you chose for it, belongs to the European Economic Area, the United Kingdom, Switzerland, Brazil, Canada, Türkiye, South Korea, China or Saudi Arabia, we send none of this unless you ticked the optional box asking us to email you prices and availability; if we cannot tell the country of your number, we send none of it.

Professional advisers, successors and the law

We may share information with our lawyers, accountants, auditors and insurers under confidentiality; with a successor entity in the event of a merger, acquisition or sale of assets; and where we are required to do so by law, subpoena, court order or a lawful request from a public authority, or where necessary to protect our rights, our clients or the safety of any person.

Cookies and advertising

Cookies are small files stored by your browser. This site uses its own cookies and browser storage, listed below. When a site is connected to our Google Analytics or Google Ads account, Google also sets its own cookies to count visits and to measure which advertising brought you here. We do not use the Meta (Facebook, Instagram) pixel or any other advertising platform’s tag; if we add one, we will name it here before it runs.

Where the law of your country requires your consent first — the European Economic Area, the United Kingdom, Switzerland, Brazil, Quebec, Türkiye, South Korea, China and Saudi Arabia, or whenever we cannot tell where you are — this site shows a cookie notice, and the attribution cookie and any analytics or advertising tags stay off until you choose Accept. Choosing Decline keeps them off and deletes the attribution cookie. Everywhere else they are on by default and you can turn them off at any time. Wherever you are, you can change your choice from “Cookie Settings” at the foot of every page; it is remembered for 180 days and then we ask again. If your browser sends a Global Privacy Control signal, an Accept given there applies only to the page where you gave it.

You can instruct your browser to refuse all cookies or to tell you when one is being sent, and you can delete those already stored. If you refuse cookies, parts of this site may not work. You can also opt out of personalized Google advertising at adssettings.google.com (opens in a new tab) and of Google Analytics measurement with the Google Analytics opt-out browser add-on (opens in a new tab). If your browser sends a Global Privacy Control signal, this site treats it as your Decline: the attribution cookie and any advertising or analytics tags stay off without your having to ask. A “Do Not Track” signal is not detected automatically; write to info@millionluxury.com and we will apply the opt-out to your record by hand.

Storage we use ourselves

  • “fg_skip” (cookie, value “1”, 24 hours): remembers that you closed the registration, so it does not open by itself again. It holds nothing about you.
  • “fg_done” (cookie, value “1”, 24 hours): remembers that you completed a registration on this device, so it does not open again and the site’s buttons take you straight to the contact form. It holds nothing about you.
  • “fg_lead” (this browser tab’s own storage, not a cookie): to save you typing, the name, country, telephone number and email address you enter when registering are kept in this tab and used only to pre-fill the site’s other forms, where you can change them. Storing them sends them nowhere, and your browser discards them when the tab’s session ends — normally when you close the tab.
  • “_mkt_cc” (cookie, until you close your browser, set by our server on the site’s own domain): the country detected from your connection, used to decide whether to ask for your consent and to pre-select your country in our forms.
  • “_mkt_consent” (cookie, 180 days): your Accept or Decline, so we do not ask on every page.
  • “_mkt_attr” (cookie, 90 days): the marketing attribution described above, only as set out under Cookies and advertising.

All but the last are needed for the registration and forms you use and to respect your choice, so we do not ask your consent for them. You can delete any of them in your browser at any time.

How long we keep it

We keep the information you give us without a fixed end date. Enquiries can lead to purchases years later, Florida law requires brokers to keep their brokerage records for at least five years, and we keep a record of every consent you gave us and when. The attribution cookie “_mkt_attr” expires on your device 90 days after it is set.

Where your information is processed

MILLION operates from Miami, Florida, and your information is processed in the United States by us and by the providers described above. If you write to us from outside the United States, you are sending your information to a country whose privacy laws may differ from those of your own.

How we protect it

Your contact details are encrypted when stored, and the network address from which you submitted the form is stored encrypted alongside your enquiry rather than in plain text. Encrypted is not anonymous: that network address remains information about you, and it travels with your enquiry into our client relationship system. Access is limited to the people who need it to do their work. That said, no method of transmission over the Internet and no method of electronic storage is one hundred per cent secure; while we strive to use commercially acceptable means to protect your personal information, we cannot guarantee its absolute security.

Anything you transmit to us through this website that is not personal information — for example ideas, suggestions or other material — is treated as non-confidential.

Your choices and your rights

You may, at any time and free of charge:

  • Ask us what personal information we hold about you and receive a copy of it.
  • Ask us to correct information that is inaccurate or incomplete.
  • Ask us to stop using your information. We will stop contacting you, stop using it for marketing or measurement, and lock your record so that only the people who must answer a legal or regulatory question can see it. We do not erase client records; if a law that applies to you gives you a right to erasure, tell us and we will explain how we apply it to your record.
  • Ask us to stop contacting you, or to stop sending you marketing — reply STOP to any text message, use the unsubscribe link in any email, or write to us.
  • Ask us to stop sharing your information for targeted advertising.
  • Ask us not to treat you differently for exercising any of these rights, which we will not.

Write to info@millionluxury.com or call 305-677-2196. We will verify your identity before acting, so that no one else can obtain or change your information, and we will respond within the time the applicable law allows. An authorized agent may make a request on your behalf with proof of authorization. If we decline a request, we will tell you why and how to appeal it.

Depending on where you live, some of these rights may also be granted to you by a specific law — the California Consumer Privacy Act as amended, or the comprehensive privacy law of another state, where that law applies to us. Buyers of these residences come from around the world; if you are in the European Economic Area or the United Kingdom, the data protection law that applies to you may give you rights of access, rectification, erasure, restriction, portability and objection, the right to withdraw a consent you have given, and the right to complain to your supervisory authority. Rather than sorting our visitors by residence, we extend the choices listed above to every visitor, wherever you are, whether or not a statute obliges us to.

One honest limit. Once your information has been passed to the developer’s sales organization, a request to them is a request to them: we will tell you where your enquiry went so that you can make it.

Children

This site is not directed to anyone under the age of eighteen, and we do not knowingly collect personal information from children. If you are a parent or guardian and you believe your child has given us personal information, please contact us and we will lock it and stop using it.

Other websites

This site links to websites we do not operate, including those of the developer and its partners. We have no control over, and assume no responsibility for, their content or their privacy practices. We advise you to read the privacy policy of every site you visit.

Fair housing

Nothing we collect here is used to discriminate. MILLION provides fair and equitable service, free from unlawful discrimination of any kind, and does not use the information described in this policy to steer, exclude or treat differently any person on the basis of a protected class. Our full policy is published under Equal Housing Opportunity.

Changes to this policy

We may update this policy from time to time. We will post the new version on this page and change the date at the top. Changes take effect when they are posted, so please review this page periodically.
